Monthly Fishing/Market Update

Fall Fishing | The Time Is Now

Right on cue, the weather has started to match the fall calendar. Lately, the focus has been on chasing summer-run steelhead. The cooler temperatures are bringing in fresh, aggressive fish, and it’s been a welcome change.

I’ve been out on a few fall guided multi-day camp trips on the Lower Deschutes. On the most recent one, fishing was slow all around. A warm spell rolled through and really threw things off. But as soon as the weather shifted, the bite bounced right back—for both trout and steelhead.

I also managed to sneak in a personal day on the North Umpqua. Conditions were about as perfect as it gets, and the fall colors were putting on a show.

Central Oregon Real Estate Update | Interest Rate Drop

If you haven’t followed the news, interest rates took a huge drop last month, we’re now seeing 30-year loans as low as 6%. It’s been years since rates have been this low, and already we’re noticing an uptick in buyer activity and showings. With additional rate cuts predicted, buyers are starting to re-enter the market.

Looking ahead, I believe we’ll see a strong surge of buyers moving into 2026, which could help balance the market. Sellers may also see their property values rise over the next six months as demand strengthens.

If you’re curious about what your home is worth, I’d be happy to run some numbers for you. Online estimates like Zestimates are automated and often miss key details, things like neighborhood nuances, upgrades, and the pulse of current buyer demand. As your neighbor here in Southwest Bend, I’ll prepare a free, no-obligation Comparative Market Analysis that factors in recent sales, property condition, and real-time buyer urgency not just an algorithm.

I love working with referrals from my network, and I’m never too busy to help your friends or family with their real estate needs.
