September 2025- Central Oregon – Market & River Report

August was a busy month for real estate and less for fishing for me, however...

I was fortunate enough to sneak away for a few days on the North Umpqua in search of steelhead. While none made it all the way to hand, I had enough action to call it a successful trip. Anyone familiar with this challenging fishery knows that just a couple of grabs can make for a great day on the water.

The reports across Oregon have been strong, with good to excellent fishing depending on location. If I had to recommend a spot right now, I’d point you toward the Lower Deschutes to chase steelhead ,it’s shaping up to be a prime time of year.

August was a busy month in real estate.

I closed on a listing in La Pine and also got a vacant land listing in Prineville under contract. Looking ahead to fall, my focus is on watching inventory closely and tracking how buyers respond if interest rates begin to drop. It’s an important time for both buyers and sellers to stay informed, shifts in rates could create new opportunities in the Central Oregon market.

On a personal note…

School just kicked off here in Bend, and it was a big milestone for our family. My daughter started kindergarten, and my son began 2nd grade. Plot twist...my wife is his teacher this year! We’re excited (and a little nervous) to see how that goes. And because we didn’t have enough on our plate already, I also stepped up to coach 2nd grade boys’ soccer this fall. Wish us luck — we’ll need it! ⚽️

Central Oregon Market Update

Central Oregon’s real estate market currently sits in a transitional phase. While supply and demand remain active, price behaviors hint at a potential slowdown. Buyers may find leverage, especially in certain segments, whereas sellers will need strategic positioning to stand out.
